WHEN Is A LOFT Considered A ONE Bedroom?
It’s a LOFT ! Would you want to see if not knowing if it’s a Studio or One Bedroom?
Very often you will see a listing in a Realtor® database that states the property is a one bedroom loft.
Does this mean an “open floorplan” one bedroom or does this mean you’ll have a living area and sleeping area that are not separated by a wall and a door? If the bedroom is up a set of stairs yet still open to the area below is that a one bedroom or a loft.
Which is it?
Many times I’ll walk a client into a showing and they’ll sigh audibly and say: “It’s a studio.” The tone they’ve used often makes me feel like we’ve wasted our time and we ought to turn off the lights and leave.
In my experience the simplest way to separate LOFTs from real ONE Bedrooms is to ask; “does the bedroom have a door?” When there’s a door, there’s usually a wall and that means it isn’t a studio loft but a real one bedroom.
Unfortunately, the 411 public access to the Realtor® database doesn’t tell you when it says one bedroom loft whether the bedroom has a door! That’s why you need me, a full time, licensed, Realtor® who knows how to get that vital piece of information!

U.S. escapes major hurricanes for 5th straight year
MIAMI (AP) – Dec. 1, 2010 – The Atlantic hurricane season ends Tuesday, going down as one of the busiest on record with extreme weather ravaging Haiti, Mexico and elsewhere, but sparing the U.S. coastline a major hurricane for a fifth straight year.
U.S. forecasters are wondering if America can make history and extend its luck into 2011. If so, it would be the first time ever that the U.S. escaped a major hurricane for six years.
“That would be a record I would like to break,” said Dennis Feltgen, a spokesman for the National Hurricane Center in Miami.
All told, 19 named storms formed in the Atlantic, tying with the 1887 and 1995 seasons for third highest on record. Twelve became hurricanes, tying with the 1969 season for the second highest on record.
In the U.S., Texas suffered the worst of the tropical weather.

WASHINGTON (AP) – April 9, 2010 – Rates for 30-year home loans surged last week, rising to the highest level in eight months due to the improving economy and the end of a government push to keep rates low.
The average rate on a 30-year fixed rate mortgage was 5.21 percent this week, up from 5.08 percent a week earlier, Freddie Mac said Thursday. That’s the highest since mid-August, when the average rate was 5.29 percent.
Rates had dropped to a record low of 4.71 percent in December, pushed down by a campaign by the Federal Reserve to reduce borrowing costs for consumers. The program ended last week, but the Fed left the door open to reviving the program if the economy weakens.
Freddie Mac collects mortgage rates on Monday through Wednesday of each week from lenders around the country. Rates often fluctuate significantly, even within a given day, often tracking the interest rate paid on long-term Treasury bonds.
Treasury yields have climbed steadily in recent weeks because of weak demand. The government has had to offer a better interest rate to sell its bonds as investors shift toward stocks and riskier corporate debt.
The 10-year yield rose above 4 percent on Monday for the first time since June, but fell back to 3.85 percent on Thursday.
This week, the average rate on a 15-year fixed-rate mortgage was 4.52 percent, up from 4.39 percent last week.
Rates on five-year, adjustable-rate mortgages averaged 4.25 percent, up from 4.1 percent a week earlier. Rates on one-year, adjustable-rate mortgages rose to 4.14 percent from 4.05 percent.
The rates do not include add-on fees known as points. One point is equal to 1 percent of the total loan amount.
The nationwide fee for loans in Freddie Mac’s survey averaged 0.6 of a point for 30-year, 15-year and 5-year loans and 0.5 of a point for 1-year-loans.
